Electrical repair cost estimator

Repair cost estimator

What will it cost to fix the electrical findings in your home inspection?

Your home inspection report lists electrical problems, and you need a number to budget or to negotiate a repair credit. Check what the report says. You get a low and a high estimate based on national average prices, adjusted for your area.

Condos and apartments: pick by floor area.

Check only what the inspection report lists. Anything left unchecked counts as fine.

Electrical panel

Includes the new panel. No need to also check the line above.

Wiring

Priced as remediation: every connection is fixed with COPALUM or AlumiConn connectors, without a full rewire.

Outlets and protection

One GFCI at the start of a circuit protects the outlets after it. Count circuits, not outlets.

Estimated cost

Start with the size of the home

Then check what the inspection report lists.

How this estimate is calculated

Every item has a low and a high price based on national averages from public cost guides (Angi, HomeAdvisor, HomeGuide, This Old House, Fixr and others). The estimator adds up all lows and all highs, then applies an area factor: 0.85 for lower cost areas, 1.30 for high cost metros.

A service call is always included. A permit and city inspection are added for panel work, rewiring, aluminum remediation and new circuits.

A full rewire or knob and tube replacement includes new outlets, boxes and grounding, so those items are not counted twice.

This is a planning number, not a quote. Prices vary by region, access and the condition of walls and ceilings. Get quotes from two or three licensed electricians. Your local building department has the final word on permits.
